Location, size and equipment are typical aspects that make a residential property attractive. However, the real estate market is evolving and new factors are driving demand. With the advent of eMobility in the housing industry, charging solutions are becoming an increasingly important component. They will soon be part of the required basic equipment of a property. Because charging options at home make it easier for parking space users to charge in everyday life — comfortable and sustainable mobility. But the owners of the property also benefit from this. Because charging solutions on the residential building mean a more attractive external appearance and also an increase in the value of the property and parking spaces.

The key to a functioning and reliable charging infrastructure lies in the accuracy of fit. The charging solution must be tailored to the needs at hand. In addition, scalable concepts should be selected in order to be able to respond to growth and changes if necessary. Intelligent charging solutions take the complexity out of eMobility. Because the integrated software enables the control and management of the charging stations. For example, the individual consumption of different parking space users of the same charging station can be easily traced and billed automatically.

Increase in value of the property

An investment in charging infrastructure is an investment in the future security of residential buildings. In this way, it is possible to upgrade to the latest building standards. The value of the property increases, which in turn can be reflected in higher rental income and improved rental potential overall. Inner-city apartments in top locations could quickly lose value due to tightening inner-city emission limits and driving bans for combustion engines. Electric vehicles, on the other hand, are exempt from these driving bans. This sets residential properties with charging options apart from the market and ensures tenant mobility.

Legal aspects

There is a new, improved legal situation with regard to eMobility for both new buildings and existing buildings:

  • Building Electromobility Infrastructure Act (GEIG): applies to all new and extensively renovated residential buildings that have more than ten parking spaces. These must be equipped with the appropriate pre-wiring and allow the subsequent installation of charging stations for all parking spaces.
  • The following applies to existing buildings: According to the German Civil Code, tenants are entitled to a charging solution in their residential property. In addition, according to the WEG (Housing Ownership Act), only the approval of 75% (of all registered homeowners) is required for structural changes

This means that those who deal with the regulations early on and react to them are on the safer side. And avoid expensive retrofits.

Which charging solution is the right one — third-party or own operation?

In principle, there is the option of taking over the operation of the charging infrastructure yourself or outsourcing the operation to an external service provider.

  • Own operation

When operating a charging station yourself in a residential property, the following applies: both management and control are in your hands. In this way, you can determine access releases, user groups and charging tariffs yourself.

  • Third-party operation

If you decide to use an external service provider, you will no longer need to take care of the charging station. It is worth getting support from a full service provider, such as reev. In addition to operation, this also takes on the planning and implementation of the charging infrastructure and also offers support and regular maintenance.

Above all, the development of a holistic and scalable charging concept makes sense. This means that existing individual requirements can be addressed and, if required, for example if needs change, they can be expanded uniformly.
